Where it is strong, and where it is not

How close does it get?

We check the estimates against real prices. In September 2026, on 88 Athens-area apartments with a known price, half of the estimates landed within 12% of it and six in ten within 15%. On the seven apartments where we know the final sale price, the typical gap was about 13%.

It is not perfect. The estimate tends to come in low on fully renovated apartments in the most expensive central neighbourhoods, and the data is thin on islands and coastal holiday homes. That is why this page is about Athens and Thessaloniki apartments, where the sales record is deepest. When the evidence is thin, the report says so and gives a wider range rather than a confident wrong number.

Will an agent call me after I check a price?

No. Axias is not a brokerage and does not pass your details or your search to anyone. The only email you get is the receipt and the report.

Where do the sale prices come from?

From sales recorded with the Greek tax authorities, which is the only record of what apartments actually changed hands for. We add current listings from the main Greek portals and results from public auctions for context, and we tell you which is which.

Is this a certified appraisal?

No. It is an independent data report to help you decide what to offer and to back your negotiation with numbers. If a bank or a court needs a signed appraisal, you need a certified valuer (typically €300–700, with a site visit). Many buyers use Axias first, and a valuer only once they are serious about one property.

Does it work for the apartment I am looking at?

It is built for apartments in Athens (Attica) and Thessaloniki, where the sales data is deepest. You can run it on houses, islands or coastal holiday homes, but the evidence there is thinner: the report will say so and give a wider range. What does it cost, and is VAT included?

Do I need to be in Greece or have a Greek tax number?

No. Everything happens online and in English. You only need the details from the listing.

Does it tell me if the asking price is too high?

It gives you an independent value range and the sales behind it. Compare the asking price with the central figure and with what the neighbours' apartments sold for: that gap is your negotiating position.
