How accurate is it?
In October 2026 we checked our estimates on 78 apartments in Athens and Thessaloniki with a known price.
The estimate tends to come in low on fully renovated apartments in the most expensive central neighbourhoods, and the data is thin on islands and holiday homes. Every report shows how many recorded sales it used, and where homes of that size in the area actually sold.

"Real price" means a sale price, an official appraisal or a price the owner gave us before seeing our estimate. The check is re-run as more prices come in.

Before you pay €29
Will an agent call me after I check a price?
No. Axias is not a brokerage and does not pass your details or your search to anyone. The only email you get is the receipt and the report.
Does it work for my property?
It is built for apartments in Attica and Thessaloniki, where there are the most recorded sales. For houses, islands or holiday homes the evidence is thinner, and the report says how many sales it found. Before you pay, you see how strong the evidence is for your own address.
What does it cost, and is VAT included?
The full report for one property costs €29, VAT included. A one-off charge, no subscription. You pay by card through Paddle, and the receipt comes to your email. Nothing is charged before you choose to unlock.
Is this a certified appraisal?
No. It is an independent data report that helps you decide what price to sell at or what to offer. If a bank or a court asks for a signed valuation, you need a certified valuer.
Does it tell me if the asking price is too high?
It gives you an independent value range and the sales behind it. Compare the asking price with the central figure and with what the neighbours' apartments sold for: that gap is your negotiating position.
