Asking price vs sale price in Greece: how far below the listing flats sell
By Axias · Updated

A Greek listing shows what the seller wants. The sale price is what a buyer paid and declared to AADE, the Greek tax authority. Across 122 addresses we checked in early October 2026, mostly in Attica and Thessaloniki, the median recorded sale price per m² was about 30% below the median local asking price. The real negotiating gap is usually smaller.
What an asking price tells you
The seller sets the asking price on Spitogatos or XE, often after looking at what the neighbours ask. It opens the conversation. If the flat does not sell, the listing stays up, gets cut, or comes back at a new price.
One example from a report we ran in Kato Petralona, Athens: the same 50 m² flat appeared four times in 2026. In April it asked €110,000. Then came listings at €130,000 and €132,000, and in October €134,500. Anyone averaging the listings in an area averages in repeats like these, along with the flats that sit for months without a buyer.
What a recorded sale price tells you
A recorded sale is a sale that happened, with a date and a size. That makes it the best starting point for market value. It has two weaknesses. Some contracts state a lower price than was paid, close to the state's objective value; our guide on objective value vs market value covers why. And the AADE data places a sale in a local area, which in most places is the municipality itself, not at a street address.
How big the gap is in practice
Treat the 30% as the outer edge. Two things widen it. Contracts that understate the price pull recorded sales down. Flats that fail to sell and get relisted pull asking prices up.
When we combine both sources with e-auction results and the area's price trend, our estimate for the same 122 addresses came out at a median of about 19% below the median asking price. The gap depends heavily on the building:
- In buildings from before 2005, the estimate was about 21% below the listings.
- In buildings from 2005 on, it was close to the listings.
- At almost 1 in 4 addresses (23%), it was within 10% of the listings or above them.
Two real offers that users reported to us point the same way. A flat asking €125,000 stayed on the market for over a year, and the best offer was €115,000. Another asked €50,000 for a year, and the best offer was €42,000.
What this means if you are buying
Treat the asking price as the ceiling of the conversation. An offer holds up better when you can point to what similar flats in the area sold for and to the flat's condition.
No fixed discount applies. A new flat in an area with demand can sell at its asking price. An older one that needs work usually does not. If you are buying from abroad, you may see the flat once or not at all, so the recorded sales are the part of the picture you can check from home.
If you are selling, the same logic runs the other way: pricing at the neighbour's listing can mean months on the market and a cut later.
How to find what flats in an area sold for
- Open the page for the municipality on axias.gr/market. Kallithea, for example, records about 400 sales a year, with an estimated value of €2,950 to €3,350 per m². Galatsi records about 150, at €2,700 to €3,100 and falling.
- Keep the sales from the last 12 months that match the flat in size and age.
- Find 3 to 5 listings for similar flats and drop repeat listings of the same property.
- Adjust for floor, condition and year of construction.
- Check whether prices in the area are rising or falling. A sale from a year ago in a rising market sits below today's price.
What the Axias report does
Axias runs these steps for one address in a few minutes. It sets the sales recorded with AADE for the area next to current listings from Spitogatos and XE, e-auction results and the monthly trend. When one flat has been listed several times, the report shows it once, with all its prices. You get a low, central and high figure, and a note on how strong the evidence behind them is.
We check our estimates against real prices. In October 2026, on 78 Athens and Thessaloniki apartments with a known price, the typical estimate landed 11% from it, which is 89% accuracy, and 69% of the real prices fell inside the range we showed. Axias does not sell property and takes no commission, and the report is an English PDF you can forward to your lawyer.
FAQ
How much below the asking price should I offer on a Greek flat?
There is no single right percentage. Start from recorded sales of similar flats in the area over the last 12 months, then adjust for floor and condition. In our data the gap to listings was larger for buildings from before 2005 and close to zero for newer ones.
Why does a valuation come in below the listings in the area?
It rests on sales that happened, and listings show what sellers hope for. Across the 122 October addresses, our estimate was a median of about 19% below the median asking price. If a flat is better than the area average, the report accounts for it through floor, condition and year of construction.
Where can I see what flats sold for in a Greek area?
The axias.gr/market pages show, free, the estimated value per m² for each municipality, how many sales are recorded a year and whether prices are rising or falling. The individual sales around one address, with date and price per m², are in the full report.
One thing to do tomorrow
Pick three listings for flats like the one you are looking at and note the price per m² of each. Then open the municipality's page on axias.gr/market and compare. If the listings sit above the page's range, that is the gap you will be negotiating.
