Sales recorded with the Greek tax authority (AADE) to September 2026, blended with current asking prices to October 2026. An area-level range, not the value of any one apartment and not a certified appraisal. For a specific listing, the address check below gives its own figure.

The evidence, not just a number.
- What the apartment is worth: a low, central and high figure, and how solid the evidence behind it is
- The nearby apartments that actually sold, with dates and price per m²
- What similar apartments are listed for right now, and what recent auctions fetched
- Whether prices in the area are rising, flat or softening
- What it could rent for, if you are buying to let
- A PDF in English you can forward to your lawyer, your partner or the agent

Where it is strong, and where it is not
How accurate is it?
We check our estimates against real prices. In October 2026, on 78 Athens and Thessaloniki apartments with a known price, the typical estimate landed 11% from it, and 69% of the real prices fell inside the range we show.
It is not perfect. The estimate tends to come in low on fully renovated apartments in the most expensive central neighbourhoods, and the data is thin on islands and coastal holiday homes. That is why this page is about Athens and Thessaloniki apartments, where the sales record is deepest. When the evidence is thin, the report says so and gives a wider range rather than a confident wrong number.

"Real price" means a sale price, an official appraisal or a price the owner gave us before seeing our estimate. The check is re-run as more prices come in.
Questions
Before you pay €1
Will an agent call me after I check a price?
No. Axias is not a brokerage and does not pass your details or your search to anyone. The only email you get is the receipt and the report.
Why not ask an agent, use a free online estimate or hire a valuer?
Ask the agent (Free): Paid by the seller. Their job is to close, not to tell you it is overpriced. Free online estimates (Free): Run by brokerages to collect your details. Built on asking prices, not on what homes sold for. Certified valuer (€300–700): Needs a site visit. 5 to 10 working days. Right for the bank, overkill for deciding what to offer. Axias report (€1 first, €59 after): Recorded sales, auctions and listings for this address. Independent. In your inbox in minutes. Axias does not sell property and takes no commission. Its estimates start from what comparable apartments actually sold for, drawn from 1.2 million Greek property and transaction records, not from what sellers hope to get.
Does it work for the apartment I am looking at?
It is built for apartments in Athens (Attica) and Thessaloniki, where the sales data is deepest. You can run it on houses, islands or coastal holiday homes, but the evidence there is thinner: the report will say so and give a wider range. The address check shows you how solid the evidence is before you pay.
What does it cost, and is VAT included?
Your first full report is €1, VAT included; every later report is €59 per property. One-off, no subscription, nothing recurring. Payment is by card through Paddle, our payment provider, and the receipt goes to your email. Nothing is charged until you choose to unlock.
What if the report is not useful?
You see how strong the evidence is before you pay, so there are no surprises. If the paid report fails to generate or is unusable because of a data problem on our side, contact support through the Support page within 14 days of the report's delivery and we refund the purchase to the original payment method through Paddle. If a report paid with a credit fails or is unusable, contact Support and we will review it and return the credit where appropriate. As a consumer you can also withdraw within 14 days of delivery without giving a reason; see the Terms.
